Resident Qualifications

Maximum occupancy of two (2) persons per bedroom, plus one (1) additional person per apartment or home.


Applicants must be 18 years of age or older, unless deemed an to be an adult under applicable law.


  1. A criminal background check will be completed for each Applicant. 
  2. Landlord will conduct an assessment of the risk to persons or property posed by an Applicant.  Landlord may consider (1) the type of crime; (2) the severity of the crime; (3) the facts or circumstances surrounding the crime; (4) the length of time that has passed since the crime; (5) the age of the Applicant at the time of the crime; and (6) evidence of rehabilitation efforts.
  3. Convictions for the manufacture or distribution of a controlled substance, sexually related offenses, or violence against persons or property will result in an automatic denial of the application.
  4. Landlord will not deny an Applicant solely on the basis of arrests or pending criminal actions.
  5. Denied Applicants may petition Landlord for reconsideration by providing additional information to assist Landlord in its review of criminal history.


  1. A credit report will be completed on all Applicants to verify each Applicant's creditworthiness.
  2. Credit scores lower than 550 will result in an automatic denial of the application. 
  3. Applicant may be denied if a credit score cannot be obtained and verified.
  4. Any open bankruptcies will result in an automatic denial of the application.
  5. Some credit results may require further verification.


  1. Combined household income must be at least three (3) times the monthly rent.
  2. Employed Applicants may be asked to produce pay stubs for the past four (4), consecutive weeks.
  3. Employed Applicants’ employment and income may be verified by accessing an online employment database.
  4. Additional legal sources of verifiable income may be accepted. Examples include social security, child support, disability, retirement, bank statements, and any other legal, verifiable income. 
  5. Applicants starting a new job may be required to provide documentation from new employer.
  6. Self-employed applicants must provide a copy of their previous two years tax returns and documentation of the financial performance of the current year to date.
  7. If sufficient income requirements cannot be met, Landlord may elect to accept a Guarantors' application to supplement income.


  1. A Guarantor must submit an application and pay a non-refundable application fee, if applicable.
  2. Only one Guarantor per household.
  3. Guarantor is subject to the same qualification requirements as an Applicant.
  4. Must have an income of four (4) times the monthly rent.
  5. Guarantor will be required to sign the lease.


  1. Vehicles must be operational and have current registrations.
  2. Boats, campers, and trailers are not allowed without Landlord’s prior written approval.


  1. Certain dog breeds may not be permitted.
  2. Some properties do not allow pets. If the property owner does allow pets, the pet must be approved at the sole discretion of the property management company. No aggressive breeds are allowed based on insurance coverage. 
  3. Additional $250.00 non-refundable pet fee is required.
  4. No more than two (2) pets allowed per home without Landlord’s prior written approval.
  5. Livestock, poisonous, wild, or exotic animals are not permitted.
  6. Aquariums may be permitted, subject to a 20-gallon maximum.
  7. Assistance animals for persons with disabilities are not considered to be pets and are not subject to the above pet restrictions. Assistance animals require Landlord’s advance written approval.
  8. Management company reserves the right to require additional information.


All homes and apartments are smoke free.


Landlord requires that residents obtain renter’s insurance for casualties such as fire, flood, water damage, theft, and general liability. Renter’s insurance should have a minimum of $100,000 of liability coverage with Landlord identified as an Additional Insured (or other appropriate designation as available).
